Marinette is a name on a historical marker now, but the ground it refers to explains a great deal about what a machine finds in this corner of the valley. It was a farming settlement northwest of Peoria on the Atchison, Topeka and Santa Fe line, promoted early in the twentieth century for citrus, apricots, and olives before R. P. Davie sank a deep well and gambled on sugar beets in 1918 — a crop the soil would not sweeten.
Cotton followed. The Southwest Cotton Company, a Goodyear subsidiary, bought the town in 1920, and by the 1940s and 1950s the J. G. Boswell Company held much of the land and was farming cotton and lettuce. In 1959 the family sold again, this time to Del E. Webb, who bought the Marinette Ranch, renamed the area, and opened Sun City in 1960.
What that history leaves behind is a very specific kind of parcel. Ground that was laser-flat for irrigation, ditch berms running in dead-straight lines, concrete structures and buried lateral pipe inches under the surface, and a persistent legacy of Bermuda and Johnson grass that outlived the crop by decades. Mesquite colonized the berms first, because that is where the loose soil and the residual moisture were.
Clearing here is therefore an excavation problem as much as a vegetation problem. The brush comes off quickly; what slows the job down is everything the farming era left under it.
What a century of farming left in the ground
The area's documented history is held in local heritage collections, including the Salt River Stories entry on Marinette, and it is genuinely useful before a machine starts: knowing that a parcel was irrigated cotton ground tells you to expect concrete ditch sections and standpipes rather than clean dirt. Some delivery infrastructure in the wider area remains in service under the Maricopa Water District, so not every pipe found is abandoned.
Old field soils also behave differently from surrounding desert — better structure, more organic legacy, and heavier compaction from decades of equipment. General soil condition guidance from the NRCS is a reasonable reference when the plan is to grow something on it again.
Straight lines are a clue
Volunteer mesquite on old farm ground does not distribute randomly; it lines up on the berms. That makes the clearing pattern predictable and the buried-infrastructure risk highest exactly where the heaviest brush is. Probing before digging is cheap. Hitting a concrete ditch section with a bucket is not.
Drainage on former fields is also artificial, built to move irrigation water rather than storm runoff. Once clearing removes the vegetation holding it together, water behaves differently, and the mapping held by the county flood control district is the right check before regrading a former field.

Questions worth settling before a machine is booked
Why is there so much buried concrete on these parcels?
Because the ground was irrigated farmland for the better part of a century. Concrete ditch sections, standpipes, headgates, and buried lateral pipe were the delivery system, and when farming stopped almost none of it was removed. It simply got covered by a few inches of soil and forgotten, which is why probing beats guessing.
Is the old irrigation infrastructure safe to break out?
Physically it usually is, but the first question is legal rather than mechanical — an abandoned-looking ditch is not always an abandoned right, and some alignments in the wider area still carry water. Establishing which lines are dead before demolishing anything avoids an expensive conversation with a district afterwards.
Does old farm ground clear faster than raw desert?
The vegetation does, because volunteer growth on a former field is younger and shallower-rooted than an undisturbed mesquite bosque. The site work does not, because the surface is full of things nobody mapped. On balance most of these parcels take longer than their brush cover suggests.
Why does Bermuda grass keep coming back here?
It was introduced as part of the agricultural era and it is extremely persistent, spreading by rhizome and stolon rather than only by seed. Cutting it does nothing. Reducing it means dealing with the root network, and on a parcel of any size that generally becomes a repeated seasonal program rather than a single pass.
Are the ditch berms worth keeping?
Sometimes. A berm can be a useful grade break or a windbreak alignment, and knocking down every one of them produces a flat surface with no drainage character at all. The ones worth removing are those that trap water against a future building area or make the parcel unmowable.
